The proposed scale of the new development will be Ground plus 9 storeys at the highest point. 

New office spaces will be located above the two-storey retail, with the new upper floors also stepping back behind the raised facades, each with roof terraces to increase access to biophilia and offering the highest level of amenities.

With the raising of the facades, the new setback upper floors will also be mostly hidden from street level views around the site. Internally the retained and new floor slabs will be lined up with the new exterior window levels. This rationalisation will eliminate level changes and ill-placed columns, enhancing the building’s inclusivity and accessibility.

New office levels will extend upward and step back above the remodelled interior, each with roof terraces to increase access to biophilia and offering the highest level of amenities. The height of these new setback upper floors broadly follows that of the previous consent, and with the raised facades means it will be mostly hidden from street level views around the site.
